Hot-water extraction is what we use on most jobs. Do you move the furniture?

Which stains will actually lift, and which ones are permanent?

Older pet urine that soaked into pad and subfloor needs a separate treatment, and even then the result depends on how long it sat. Is this safe with pets and small kids in the house?

Yes. The solutions we use are chosen to rinse out cleanly, and hot-water extraction pulls the cleaning agent back out with the soil rather than leaving it in the pile.
